Building your own home is incredibly exciting, but it can also get pretty stressful with so much to organize and stay on top of.

While designing and browsing materials is fun, actually building a home is no easy feat! There can be a number of challenges that come up and things rarely go the way you planned. Staying organized is essential to success, and will make the process far less stressful.

We asked our Realtors for their advice on how to plan and organize when building a home in Pemberton! 

Establish your goals

The first step to take when looking to build a property is establishing your goals – determine exactly what you want from this new home.

This process is actually similar to buying a home. We recommend listing your needs and wants as a starting point. By this we mean, what things do you absolutely need from you home, and what things are just nice to have?

Discerning between your needs and wants early on means you’re less likely to get sidetracked on the projects that aren’t as important in the long run. Once you’ve organized your needs and wants you will have a good idea of the steps you need to take for success.

Make a binder

As we mentioned earlier, organization is key! Making a binder is a great way of staying organized throughout your project, and will make sure that you know where everything is.

Separate your binder into folders and categories in whatever way works for you. Whether you want to divide by room, task, or stages, it’s up to you! You can also keep all of your contact details for the build inside, along with plans, photos, inspiration, or materials.

Find a contractor you trust

Whether you’re looking to hire a contractor, or take on the work yourself, it’s essential that you trust whoever you get to help you. After all, building a home that you’re going to actually be living in is a huge deal!

Do your research and speak to as many people as you can before settling on a contractor. Trust is the most important thing. No matter how good someone is, if you don’t feel comfortable with them, then it is not worth the stress.

Keep on top of paperwork

During the project it’s easy for things to get out of hand. Keep on top of paperwork such as invoices, receipts, and permits, along with any other important documents. Staying organized with this means that you’ll know exactly where everything is when you really need it.

Make backups

As well as your binder, it’s a good idea to keep a digital backup of everything just in case. The simplest solution is to take a picture with your smartphone and create a “home build folder”. This ensures that you have a backup if anything were to happen to your hard copy, and it can also be handy when you’re on the move!

Be prepared at all times!

Speaking of being on the move, it’s good to be prepared wherever you are when building a home. It becomes a full time obsession and you’ll no doubt find yourself in impromptu meetings and last minute tours where you will need everything handy.

Be sure to keep a notepad, pen, and measuring tape on hand just in case anything suddenly comes up!
