10 Tips for Buying a Property in Pemberton

Published on

So you know how great it is to live in Pemberton, and you are ready to buy a piece of property in your dream town, but what’s next? Check out these 10 tips to keep mind when buying a home in Pemberton:

  1. Determine Budget

First things first, there are many costs associated with buying a home, and understanding them and your own budget will set you up to make informed decisions. Start your research early and consider the laws and bylaws of the land, insurance costs, moving expenses and any fees associated with buying a home.

  1. Get Prequalified and Preapproved

Once you have done the initial research, the best way to truly understand what you can afford is to get prequalified for a mortgage. You will need to provide some financial information to your mortgage broker including your current income, savings and investments. This information will determine how much the bank can lend you, and therefore, the price range of homes you should be viewing. To verify your credit and become preapproved, you will need to provide official financial documents such as your paycheque stubs, bank statements and tax forms. Be sure any credit issues are resolved before going through this process.

  1. Make a List for your Dream Home

Now comes the fun part! Think about your needs and wants for your home. What are the most important aspects in a home for you and your family? Do you value proximity to nature, schools, or dining amenities? Think about what you currently enjoy about your living space and what you are lacking. Ranking these priorities can help when needing to decide between multiple properties. This is an important step and should be given the time to fully explore your specific needs.

  1. Find an Agent

After making the list, finding an agent who knows Pemberton well and understands what you need will make a big difference. The agent will provide you with important information regarding different neighborhoods and homes that you won’t be able to find online. Ask as many questions as you can, and use them as a resource during the entire process of finding your dream home.

  1. Tour Pemberton Properties

Do your research and take a tour of the communities throughout Pemberton. The Village of Pemberton has 11 municipal parks. If your list included proximity to parks, go checkout the neighborhoods around them and see how you like the feel and surrounding amenities. Take a look at our listings page to see what homes are available in your price range and talk to your agent about setting up times to view them. Be sure to take pictures and videos of all the properties viewed to remember each one.

  1. Make an Offer

Once you have found a home that satisfies your needs, work with your real estate agent to make an offer based on the comparable value of homes in the neighborhood. Once you have reached an agreement on price with the seller, the home will go into escrow and a few important final steps remain to closing the sale.

  1. Get a Home Inspection

It is important to have a professional test certain aspects of the home including the plumbing and electrical systems and having the land surveyed. Any of our real estate agents will have connections to these professionals, so all you have to do is ask! Be sure to allow enough time for these appointments to be scheduled, receive reviews and make a final decision.

  1. Work with a Mortgage Broker

Once your offer has been accepted, the final details of your mortgage can be determined with your lender or broker. Be prepared to bring all documentation up until this point to review with your lender and anything additional they may require.

  1. Get the Home Appraised

The appraisal is an important final step to ensure you are paying a fair price for your new home. Your broker can get you in contact with a third party appraiser to provide an estimated value of your home.

  1. Close the Sale!

The final closing day is going to feel great! Knowing you completed all the necessary steps and have everything in order will reassure your excitement to move forward. You will sign all the final paperwork and return it to the broker. Once the seller receives the final cheque and the deed is transferred, it’s time to move in!
